This is by no means "the" way to play the song--but this is the arrangement that works for me as a mix between what I hear and what's comfortable to play. Learn the strum pattern by listening to the song. Also, I am not a good fingerpicking player and as such the fingerpicking runs are likely not accurate--I can hear them but I can't play them--though they should give you an idea of how it's supposed to sound, and you can embellish/correct from there.  :)  Please send feedback if you come up with something better.
